This often includes an inspection report, checklists, photographs, environmental reports as well as what the inspector himself communicates during the inspection. All this, combined with the seller's disclosure and what you notice yourself, can make the experience even more overwhelming. What should you do?
Relax... Let us guide you through the current "State of Your Home". Most of your inspection will likely be maintenance recommendations, life expectancies and minor imperfections. These are nice to know about. However, the issues that really matter will fall into a few categories:
- Major defects. An example of this would be visible structural issues.
- Issues that lead to major defects. A roof shingle or flashing leak, for example.
- Safety hazards, such as non-grounded electrical outlets.
Findings in these categories should be addressed. Often a serious problem can be corrected inexpensively to protect both people and property.
Most sellers are honest people and are often surprised to learn of the defects uncovered during an inspection. Realize that sellers are under no obligation to repair everything mentioned in the report. No house is perfect, so keep things in perspective as there will most likely be some issues found, which is normal in the inspection of either new or previously built houses.
